A useful cost plan goes beyond the build quote. Acquisition, design, approvals, finance, holding, sales, tax, civil works and contingency can all influence the commercial result.

Before construction

Allow for due diligence, acquisition costs, surveys, design, engineering, planning, authority fees, demolition, legal work and finance establishment.

During delivery

Include construction, variations, consultants, certification, services, civil works, insurance, interest, rates and the cost of time.

At the exit

Sales commissions, marketing, conveyancing, defects, settlement timing and tax treatment all belong in the picture. Review the checklist with qualified advisers for the project and jurisdiction.
